The short answer
What is the Prince William County, VA housing market like in 2026? The REALTOR® Association of Prince William reports Prince William County together with the City of Manassas and the City of Manassas Park. Across that region in September 2026, the median sold price was $565,000, down 3.4% from a year earlier, homes took a median of 30 days to sell, and active listings were up 29.8% to 1,172 (PWAR, Bright MLS data). That points to more homes to choose from and a slower pace than a year ago.
Prince William region numbers, September 2026 vs. September 2025
Prince William County, Manassas and Manassas Park combined, per PWAR (Bright MLS data):
- Closed sales: 439, down 3.5% from September 2025
- Median sold price: $565,000, down 3.4% from September 2025
- Median days on market: 30 days, 5 days longer than September 2025
- New listings: 588, up 7.5% from September 2025
- Active listings: 1,172, up 29.8% from a year earlier
- Months of supply: 2.3, up from 1.8 in September 2025
Closed sales were down slightly while active listings rose by almost 30%, so buyers had more homes to compare than a year earlier. The figures include single-family homes, townhomes and condos (PWAR).
How did September compare with August 2026?
Month over month, per PWAR:
- New listings: up 12.6% from August
- Active listings: up 13.2% from August
- Closed sales: down 16.1% from August
- Median sold price: down 3.9% from August
- Median days on market: 5 days longer than August
- Months of supply: 2.3, down from 2.8 in August
Listings kept climbing from August while closed sales fell. Months of supply dipped from August because it measures listings against the recent pace of sales, so rising listing counts alone do not tell the whole story (PWAR).
Why there is no county-only number here
PWAR’s monthly release combines the county with the two independent cities inside its borders. Rather than estimate a county-only figure, this post sticks to the regional numbers. PWAR also notes that a lower median does not mean every home lost value, since the mix of homes sold changes month to month. For a specific neighborhood or property type, ask for the recent sales that apply to it.
What should buyers watch in this market?
- More choice, more time. With more listings and a 30-day median, you may have more room to compare homes before deciding.
- Jurisdiction. A Manassas or Woodbridge mailing address does not tell you whether a home is in the county, a town or an independent city, which affects taxes, services and schools.
- HOA documents. Many planned communities have HOA fees, rules and architectural review. Read them during your review period.
- Nearby development. Check Prince William County planning and zoning records for projects near a home.
- School boundaries. Confirm assigned schools for a specific address with Prince William County Public Schools.
- Commute. Test your drive or VRE trip at rush hour before you decide.
How do I find the best buyer’s agent in Prince William County?
