Why there is no Leesburg-only number here
The sourced monthly report used here publishes county-level figures. Loudoun’s totals include Ashburn, Sterling, South Riding and western Loudoun, so Leesburg’s mix of historic downtown homes, townhomes and newer neighborhoods can look different. Rather than estimate a town number, this post sticks to the county data. For a specific neighborhood, ask for the recent sales that apply to it.
What is Leesburg like?
Leesburg grew up where the old Carolina Road (now U.S. 15) crossed the road that is now Route 7. It was established by an Act of the Virginia Assembly in September 1758 and incorporated in 1813 (Town of Leesburg), and it has been the Loudoun County seat since 1757 (Loudoun County). The W&OD Trail runs through town on its 45-mile route between Shirlington and Purcellville (NOVA Parks). Leesburg is not on Metro; the nearest Silver Line station is Ashburn, the end of the line (WMATA).
What should buyers know about the historic district?
Leesburg created its Old and Historic District in 1963. Inside the H-1 overlay district, a Certificate of Appropriateness is required for exterior changes before work begins; staff can approve some smaller projects, while others, such as window replacements or new construction, need Board of Architectural Review approval (Town of Leesburg). National Register listing on its own does not add local rules. If you plan exterior work on a downtown home, check whether it is in the district first.
What should buyers check in Leesburg?
- Town and county taxes. Homes inside town limits pay Town of Leesburg and Loudoun County real estate taxes; homes with a Leesburg address outside town limits pay county taxes only.
- Historic district rules. Confirm whether a home is in the H-1 district before planning exterior changes.
- Older homes. Downtown homes can be very old; plan a thorough inspection and ask about permits for past work.
- HOA documents. Many newer neighborhoods have HOAs; review fees and rules.
- Commute. Test your drive on Route 7, Route 15 or the Dulles Greenway at rush hour.
- School boundaries. Confirm assigned schools for a specific address with Loudoun County Public Schools.
