The short answer
How do you choose a buyer’s agent in Sterling, VA? Pick someone who knows eastern Loudoun County’s planned communities, from Sterling Park to Cascades and CountrySide, reads HOA documents carefully, checks nearby land use and airport noise, tours new listings quickly, and explains contract deadlines in plain language. Bright MLS reports Loudoun County, not Sterling alone: in September 2026 the county’s median sold price was $758,500, up 0.8% from a year earlier, and active listings were up 34.1% (Bright MLS).
Where is Sterling?
Sterling is an unincorporated community in eastern Loudoun County, between Route 7, Route 28 and Washington Dulles International Airport, so Loudoun County government, services and taxes apply. Its northern part along the Potomac River is often called Potomac Falls and includes Cascades, CountrySide and Lowes Island. Algonkian Regional Park covers 838 acres on the river in Sterling (NOVA Parks), and the W&OD Trail runs through the area (NOVA Parks).
How did Sterling develop?
Sterling Park, Loudoun’s first planned community, was approved by the Board of Supervisors in the early 1960s on 1,762 acres of former farmland, and the first homes there were bought in February 1963 (Eugene Scheel). Construction of Dulles Airport and its sewer line opened the area to development. Sugarland Run followed in 1970, and improvements to Route 7 in 1971 and Route 28 in 1988 led to planned communities such as Cascades and CountrySide (Loudoun County). That history means Sterling has homes from the 1960s next to much newer neighborhoods.
