Why there is no Old Town-only number here
The sourced monthly reports used here publish city-level figures. Alexandria’s totals mix Old Town rowhouses and condos with Del Ray houses, West End high-rises and new Potomac Yard townhomes, so Old Town can look quite different. Rather than estimate a neighborhood number, this post sticks to the city data. For a specific street or building, ask for the recent sales that apply to it.
What did the city assess homes at for 2026?
As of January 1, 2026, the average assessment for existing residential property in the City of Alexandria was $757,706, up 3.81% from 2025; single-family homes averaged $1,045,750, up 4.44%, and condos $460,185, up 2.81% (City of Alexandria). The calendar year 2026 real estate tax rate is $1.135 per $100 of assessed value (City of Alexandria). Assessments are the city’s estimate for tax purposes, not a sale price.
What is Old Town like?
Old Town is the original town of Alexandria, laid out on the Potomac River waterfront in 1749, when the first lots were auctioned (City of Alexandria). King Street runs from the waterfront west toward the King Street–Old Town Metro station on the Blue and Yellow lines (WMATA). Much of the neighborhood is in the Old and Historic Alexandria District, designated in 1946 as the third historic district in the United States, after Charleston and New Orleans (City of Alexandria). Housing includes 18th- and 19th-century rowhouses, newer townhouses and condo buildings.
What should buyers check in Old Town?
- Historic district rules. New construction and exterior changes visible from a public way need a Certificate of Appropriateness, and demolition of more than 25 square feet of material needs a Permit to Demolish from the Board of Architectural Review (City of Alexandria).
- Age and condition. Many homes are well over 100 years old; plan a thorough inspection of the structure, roof, wiring and plumbing.
- Flood zones. Check flood zone status for homes near the waterfront.
- Condo documents. Review fees, reserves, rules and any special assessments.
- Parking. Many blocks rely on street parking with residential permit districts.
- School boundaries. Confirm assigned schools for a specific address with Alexandria City Public Schools.
How do I find the best buyer’s agent in Old Town Alexandria?
