Buying a Home in South Riding, VA: A Buyer’s Guide

The short answer

Thinking about buying a home in South Riding, VA? South Riding is a large planned community in southern Loudoun County, approved by the Board of Supervisors on March 3, 1993, with the first homes built in 1995 (Loudoun County). Its homeowners association, the South Riding Proprietary, describes more than 6,300 homes (South Riding Proprietary), and every buyer of a home there becomes a member. Bright MLS reports Loudoun County, not South Riding alone: in September 2026 the county’s median sold price was $758,500, up 0.8% from a year earlier, and active listings were up 34.1% (Bright MLS).

Where is South Riding?

South Riding is in southern Loudoun County’s Dulles election district, near U.S. Route 50 and Virginia Route 28, southwest of Washington Dulles International Airport. It is an unincorporated community and a census-designated place, so Loudoun County government, services and taxes apply. The Census Bureau counted 33,877 residents in the South Riding CDP in the 2020 Census (U.S. Census Bureau); the CDP boundary is not the same as the HOA’s.

How did South Riding develop?

The Board of Supervisors approved South Riding on March 3, 1993, and Toll Brothers began building homes in 1995 (Loudoun County). The South Riding Proprietary was incorporated in January 1995 to provide community services (South Riding Proprietary). The county’s 2025 resolution marking the community’s 30th anniversary lists 19 parks, 10 playgrounds, miles of trails and sidewalks, two fishing piers and the South Riding Golf Club among its amenities (Loudoun County).

What kinds of homes are in South Riding?

Construction began in 1995, so homes are newer than in much of inner Northern Virginia, with a mix of detached houses, townhouses and some condominiums. Every residential owner is a member of the Proprietary and pays its annual assessments and follows its covenants and rules (South Riding Proprietary); some sections may also have a separate sub-association.

Look for an agent who has toured many South Riding and Dulles South homes, reads HOA documents carefully, checks nearby land use, moves quickly on new listings, and explains contract deadlines in plain language.
