The short answer
Thinking about buying a home in Middleburg, VA? Middleburg is a small incorporated town in southwestern Loudoun County, on U.S. Route 50. It was founded in 1787 by Leven Powell and named for its location midway between Alexandria and Winchester, and its historic center is listed on the National Register of Historic Places (Virginia Department of Historic Resources). Owners in town limits pay a town real estate tax on top of Loudoun County’s. Bright MLS reports the county, not Middleburg alone: Loudoun County’s median sold price was $758,500 in September 2026, up 0.8% from a year earlier, and active listings were up 34.1% (Bright MLS).
Where is Middleburg?
Middleburg sits in the southwest corner of Loudoun County near the Fauquier County line, along U.S. Route 50, the old Ashby’s Gap Turnpike, west of Aldie (Virginia Department of Historic Resources). There is no Metro or commuter rail in town, so most trips are by car. The surrounding countryside is mostly rural, with farms and large lots outside the town limits.
What is the history of Middleburg?
Leven Powell, a Revolutionary War officer, bought the land in 1763, when the crossroads was known as Chinn’s Crossroads. In 1787 he laid out 50 acres as a town of 70 half-acre lots on a grid along Washington Street (Virginia Department of Historic Resources). Middleburg grew as a coach stop on the Ashby’s Gap Turnpike, saw frequent cavalry action in the Civil War, and in the early 1900s became known as an equestrian center (Virginia Department of Historic Resources). The town was incorporated by an 1871 Act of Assembly (Code of Virginia).
Is Middleburg a historic district?
Yes. The Middleburg Historic District was listed on the Virginia Landmarks Register on December 15, 1981, and the National Register of Historic Places on October 29, 1982 (Virginia Department of Historic Resources). It has Federal townhouses, stone and brick buildings, a Gothic Revival church and early 1900s bungalows, and the 1982 nomination notes a local historic district ordinance (Virginia Department of Historic Resources). Before you plan exterior work on a home in town, ask the Town of Middleburg which review rules apply to that address.
What kinds of homes are in Middleburg?
Inside the town you’ll find older homes on and near Washington Street, along with some newer houses on the edges of town. Outside the town limits, homes with a Middleburg mailing address are often on larger rural parcels, some with barns, wells and septic systems. The age, lot size and utilities can vary a lot from one property to the next.
What do Middleburg real estate taxes look like?
The Town of Middleburg adopted a real property tax rate of 11.80 cents per $100 of assessed value with its FY 2027 budget on May 28, 2026, down from 12.00 cents (Town of Middleburg). That is in addition to Loudoun County’s tax. Loudoun’s real property tax rate for tax year 2026 is $0.805 per $100 of assessed value (Loudoun County). Loudoun County assesses town properties and has billed town real estate taxes since 2019 (Town of Middleburg). Homes with a Middleburg address outside town limits pay only the county tax.
