The short answer
Thinking about buying a home in Rosemont, VA? Rosemont is a City of Alexandria neighborhood of about 84 acres just northwest of Old Town, next to Alexandria’s Union Station. It was developed beginning in 1908 as a trolley suburb, and most of its houses are Colonial Revival, Craftsman and Arts and Crafts homes from the early 1900s (Virginia Department of Historic Resources). Bright MLS reports the city, not Rosemont alone: in September 2026 the City of Alexandria’s median sold price was $660,000, down 11.4% from a year earlier, and active listings were up 26.8% (Bright MLS).
Where is Rosemont?
The Rosemont Historic District is roughly bounded by Commonwealth Avenue, West Walnut Street, Russell Road, Rucker Place and King Street (City of Alexandria). It sits beside Union Station and the railroad tracks, a short walk from the King St–Old Town Metro station on the Blue and Yellow lines (WMATA). Rosemont is inside the City of Alexandria, so city taxes, services and schools apply.
What is the history of Rosemont?
Rosemont was developed between 1908 and 1914 by investors from Washington, Alexandria and Philadelphia, who built near the trolley line so residents could work in Washington and live in a suburban neighborhood (Virginia Department of Historic Resources). Its original street plan, shaped by the City Beautiful movement, is still intact. The district was listed on the Virginia Landmarks Register on December 11, 1991, and the National Register of Historic Places on September 24, 1992 (Virginia Department of Historic Resources).
What kinds of homes are in Rosemont?
The 1992 nomination counted 456 contributing buildings, including 336 houses and apartment buildings, one school, one commercial building and 118 private garages (Virginia Department of Historic Resources). Houses range from small Craftsman bungalows to larger Arts and Crafts and Colonial Revival homes, most built between 1908 and 1930 (City of Alexandria). Many have been expanded or renovated over the years, so two homes on the same block can differ a lot in size and condition.
Is Rosemont a local historic district?
National Register listing is honorary and does not by itself restrict what an owner can do. In Alexandria, the local Old and Historic Alexandria and Parker-Gray districts are where exterior changes visible from a public way need Board of Architectural Review approval (City of Alexandria). Before you plan exterior work on a Rosemont home, confirm with the city’s Planning and Zoning department which rules apply to that address.
What is the Alexandria market like right now?
City of Alexandria, September 2026 vs. September 2025, per Bright MLS:
- Closed sales: 143, down 14.4%
- Median sold price: $660,000, down 11.4%
- Median days on market: 19 days, up 5 days
- New pending sales: 147, down 10.9%
- New listings: 205, up 4.6%
- Active listings: 464, up 26.8%
- Months of supply: 2.83, up 0.58 months
Active listings rose and new pending sales fell, so buyers had more homes to compare than a year earlier. These are citywide figures, and Rosemont’s older single-family homes can look different from the city as a whole.
What do 2026 assessments and taxes look like?
As of January 1, 2026, the city’s average assessment for existing residential property was $757,706, up 3.81% from 2025, and the average single-family home was assessed at $1,045,750, up 4.44% (City of Alexandria). The calendar year 2026 real estate tax rate is $1.135 per $100 of assessed value (City of Alexandria). Assessments are the city’s estimate for tax purposes, not a sale price.
What should buyers check in Rosemont?
- Older systems. Plan a thorough inspection of wiring, plumbing, the roof, the foundation and any older garage.
- Permit history. Ask for permit records on additions, finished basements and kitchen or bath renovations.
- Drainage. Check flood zone status and drainage, especially for homes on lower streets.
- Parking. Some homes rely on street parking or an older detached garage.
- Rail and Metro activity. Homes near the tracks and Union Station can hear train traffic; visit at different times of day.
- School boundaries. Confirm assigned schools for a specific address with Alexandria City Public Schools.
How do I find the best buyer’s agent in Rosemont?
Look for someone who tours older Alexandria homes often, reads inspection reports and permit histories closely, knows which historic rules apply to a given address, and moves quickly when a new listing appears. Read the written buyer brokerage agreement before you sign.
